Selling your home?  Don't be blindsided.  

I see it every day.  The seller places their home for sale, knows there are some issues, is unaware of others  and is then faced with having to deal with the Inspection report created for the buyer. 

The impact of the report follows any number of paths.  The buyer could decide to walk away from the deal.  The buyer may come back and ask for an inordinate amount of repairs to be made.  The buyer could ask for more money to be deducted from the purchase price than would be expected.  It is fairly certain the seller is going to be upset and usually emotionally affected by the lengthy inspection report.  You can also count on some  irritation because the defects of their home have just been exposed to the world.  No matter how it pans out, one can be assured there will be a cost associated with this and it will fall back on the seller.  

Sellers can avoid most controversial issues when selling their home if they were to invest in a pre sale inspection.   I say invest because I personally look to make a return on my investments.   Let me explain what I mean.  Usually when you plan to sell your home, a detailed list of to do items is created.  Sellers will make a conscious decision to organize and clean their homes and repair some of the more serious items in their home before listing.  That of course is a good thing. 

The issue however,  is most sellers are unaware of several other defects which may exist  and these are often overlooked.  If a pre sale inspection is performed, then the seller of a home has a chance to react to the defect items in advance and to remove those items off the negotiating table.   The less that is found at the inspection stage by the buyer, the less there is to discuss, negotiate or compromise on.  The net result is the seller will end up with an approved sale, and reduced dollars out of pocket.   Typically, the inspection report for the buyer will become a tool to open further negotiations and discussions of price reduction provided the buyer has not made the decision to walk from deal.    If you can remove the obstacles up front you can create a smooth sale process and ensure maximum dollars for your home.   The cost of a pre sale inspection will more than pay for itself by keeping the selling price where you expect it to be and more importantly will reduce the stress level created when the buyer hires an inspector.  

Keep in mind  inspectors are not all created equal.  Buyers typically want tough, detailed inspectors whereas sellers would generally prefer a buyer's inspector to be less meticulous in their search of issues.  Both sellers and buyers should  find a tough detailed inspector.  This way there are no surprises and each party will know everything there is to know about the home.   With a pre sale inspection the seller is able to make a decision as to those items needing immediate attention prior to listing.  This will help eliminate the element of surprise after the contract has been signed and you can avoid being blind sided.

SALSA VERDE

     

When I was about 15 years old I went on a trip to Mexico with my parents.  Of course I was eager to go to a disco and dance the night away.  My parents made arrangements with their guide to make sure I was in a safe environment.  That environment of course included the tour guide, his friend and my parents.  Every time I was asked to dance, there were my parents and the tour guide and his friend flanking us.   We would step in one direction and they would quickly follow.  I remember my resentment at the time and could not figure out why they would do this.  Many years later my husband, children and I were on a vacation and our daughter was 14 years old and wanted to dance the night away.  Yes, you guessed it.  There we were flanking her and the young man that asked her dance.  It is amazing how the thought process of our parents become so clear as we get older.

 

Evie.

 

1 cup of chopped parsley

1/4 cup chopped green onion

2 tsp capers

1 garlic clove minced

2/3 cup mayonnaise

2 tbsp olive oil

1 tbsp lemon juice

1/2 tsp prepared mustard

 

Combine parsley, onion caper and garlic in processor until fine.  Add remaining ingredients.  Chill. 

Yield 1 1/4 cup of sauce.

 

This is lovely with fish, seafood or vegetables.

ICE - In Case of Emergency

Have you put ICE in your mobile?

Putting ICE along with a name and telephone number will enable the emergency services to contact your family in the event of an emergency. There is no simpler way of letting the emergency services know who to contact should you be involved in an accident than by using ICE. Standing for In Case of Emergency, ICE will allow ambulance crews and police officers to quickly contact a nominated person who can be informed of the incident.

  • Type the acronym ICE followed by a contact name (for example, ICE - mum or ICE - David) into the address book of your mobile phone

  • Save their phone number

  • Tell your ICE contact that you have nominated them

A few days ago I was having some work done at the local Ford
 Dealership. A customer came in and asked for a seven-hundred-ten.

We all looked at each other and another customer asked,
"What is a seven-hundred-ten?"

The customer replied, "You know, the little piece in the middle of the
engine, I have lost it and need a new one." they said that they did
not know what it was but this piece had always been there.

He gave the customer a piece of paper and a pen and asked them to draw
what the piece looked like. The customer drew a circle and in the middle
of it wrote 710. He then took the customer over to another car, which
had its hood up and asked, "Is there a 710 on this car?"

The customer pointed and said, "Of course, it's right "there."
