AIR CONDITIONING MAINTENANCE

This is the time of year to pay close attention to your air conditioning system.  If you spend a little time a little money now you will have a comfortable season ahead of you during these hot months. 

Make sure to turn off all power and disconnect switches before you begin any maintenance or repairs on your system.

1. We recommend you have professional service your unit annually to handle the items that you are not prepared to deal with.

2. Your filter should be changed at a minimum every 3 months.  If you find your filter clogs up sooner than that then start changing it once per month.

3. If you have high and low returns on your system, then make sure you open the upper levels and close the floor levels.

4. Do a sound test and listen to the outdoor unit called the condensing unit for any strange sounds.  If you hear strange sounds, then call a professional.

5. Make sure that the drain line from the drip pan is not clogged.

6. Make sure the outdoor condensate line is clear and at least 4 feet from the exterior wall.

7. Make sure the outdoor condensing unit is level and that no vegetation touches it.  It needs to be clear.

8. Wash the fins on the outdoor condensing unit with a hose.

9. Walk the house and make sure that there are no blockages in front of the supply and return registers. 

Have your professional do the following tests:

1. Check the exterior condensate unit for level conditions, ample clearances and air flow and make sure the fins are clean.

2. Check for interior temperature drop across the cooling coil of 15- 22 degrees F.

3. Make sure the evaporator coil inside the unit is clean and clear.

4. Look for signs of water leaks and air leaks.

5. Check the fan motor and belt.

6. Check all electrical connections to make sure they are intact.

7. Make sure that all refrigerant lines are insulated and not leaking.

If you are experiencing other issues then the technician will have to probe further.
